In This Role...

You’ll oversee a portfolio of residential rental properties across the Virginia Beach area, ensuring they’re well maintained, efficiently leased, and supported with exceptional service. The ideal candidate will manage relationships with owners, tenants, and vendors while ensuring compliance, quality, and financial accuracy in every aspect of property management.

Key Responsibilities:

Property Management

• Oversee day-to-day operations for assigned residential properties
• Conduct regular property inspections and ensure maintenance and repair needs are met promptly and cost-effectively
• Assist in coordinating maintenance and repair requests
• Enforce lease terms, manage rent collection, and address delinquencies in accordance with Virginia law
• Prepare and deliver accurate monthly owner statements and financial reports
• Maintain property files, lease records, and tenant communications within company systems

Leasing & Marketing

• Advertise and market available rentals through MLS, online platforms, and local networks
• Respond promptly to leasing inquiries, schedule showings, and screen tenants per company policy
• Prepare and execute lease agreements and renewal documents
• Ensure all leasing activity adheres to Virginia Real Estate Board regulations & Virginia Landlord-Tenant law

Owner Relations & Coordination

• Serve as the main point of contact for property owners and provide proactive updates and recommendations
• Advise owners on market trends, rental pricing, and potential transitions from rental to sale
• Collaborate with the brokerage team to support rental-to-sales conversions

Financial Administration

• Track income and expenses for assigned properties
• Approve invoices, manage security deposits, and prepare monthly owner statements
• Monitor rent roll accuracy and assist with annual budget planning

Qualifications:

• Active Virginia Real Estate License (required)
• 2–3 years of experience in residential property management, leasing, or real estate sales (preferred)
• Strong understanding of Virginia Residential Landlord and Tenant Act and Fair Housing regulations
• Excellent communication, negotiation, and customer service skills
• Proficient in property management software (AppFolio, Buildium, or similar)
• Highly organized with strong attention to detail and time management skills
• Ability to work independently while maintaining professionalism and integrity
• Valid driver’s license and reliable transportation
• Familiarity with the Virginia Beach residential real estate market
• Professional certifications (CAM, ARM, CPM) a plus
